We do a compliance inspection to support your building permit application for an addition, a new structure, or any change that touches your existing system. We check the system against the Sewerage System Regulation and put the findings in writing.

Performance inspections

We run a performance inspection ahead of a property sale, so a buyer or seller knows the system's condition before they commit. We check the tank, the field and the records, where records exist.

Records on an older system

There should be records for all systems installed in 2005 or later, and for most systems from 1990 on. Requesting sewerage records from Island Health costs $50 per property — that's Island Health's fee, not ours. When there are no old records on file, we inspect the ground to map out your system.

What we check during an inspection

When we arrive to inspect your property, we locate your tank, uncover the lids, and examine what is happening inside. We measure the depth of the scum and sludge layers to see if the tank needs pumping. We inspect the concrete baffles, check the intake and outlet pipes, and pull your effluent filter to clean out trapped solid debris. If your setup includes an electric pump and high-water alarm, we test the floats and electrical switches to make sure they kick on properly. Then we walk your drain field to check for surface ponding, foul odours, crushed distribution pipes, or areas where wastewater struggles to soak into your soil.
